Valuation
Firstly, if you are selling, you will require a valuation. We can offer you a free, no obligation, factual and accurate appraisal of the current market value of your home. Our experience allows us to provide you with a valuation based not only on our in depth knowledge of Ealing and the surrounding areas, but also utilising our database of recent properties sold. Instructing the Agent/Property Details
Once you have received your valuation, and provided that you are satisfied with it, we will then proceed to prepare full sales details of your property. Bearing in mind the importance of presentation, we will ensure that your sales details highlight the important aspects and features of your property and ensure that your home is shown to its best possible advantage with the aid of full colour photographs.
Energy Performance Certificate (EPC)
It is the obligation of the person selling the property to provide an EPC in readiness for marketing (and certainly within 7 days of the commencement of marketing) and it is ideal to include this in the sales details. We have a local EPC provider whom we can recommend to you who will attend the property and, with any necessary information from you to supplement the inspection, will provide the relevant report to you and to us usually within 48 hours of inspection.
Marketing
Once you have seen and approved our particulars of your home, you will then be in a position to receive prospective buyers. Appointments to view your property are made by us and accompanied viewings can also be arranged to show prospective buyers around your home should you be unable to do so.
Your property is now ready to market and we offer the following:
For Sale Board - This is the most simple and effective marketing tool, available 24 hours a day.
Office and Window Display – External and internal photographs will be displayed in our premises in order to optimise exposure to the market place. In addition, we have a "rolling screen" display on our television screen in our office window.
Email – Wherever possible, all prospective buyers who register with us are asked to provide an email address in order to ensure that they are notified of any new properties as soon as possible once we have received your instructions.
Mail Shots (and telesales) - We will contact registered prospective buyers as soon as possible after receiving your instructions and details of your property will be forwarded to any new registered buyers.
JME Website – This is constantly updated with new properties and full colour details of your property are placed on our website as soon as possible as an essential part of its marketing.
RightMove and On the Market – Besides the exposure on our own website, we advertise on RightMove and On the Market which we believe to be the best quality portals on which to feature your home.
Advertising – We advertise regularly in a glossy colour magazine, Absolutely, which is available throughout West London.
Progressing Your Sale
At John Martin Estates, we aim to keep you regularly appraised of the sales process from offer right through to completion and to liaise with your purchaser, the legal representatives, surveyors and mortgage lenders in order to ensure that your sale is progressed as smoothly and efficiently as possible.
Offers
Any offers we receive are verbally notified to you promptly and then followed up in writing. We will inform you of the position of the buyers and liaise with you until an acceptable offer is agreed and accepted. At this point (if you have not already done so), you will need to instruct a solicitor and we will be only to pleased to recommend local firms. We advise all parties, including the legal advisers, of the details of the sale and parties involved via our Sales Memorandum.
The solicitors then deal with the necessary stages and, once all supplementary information is provided by you and all searches and mortgage offer have been received and draft contract approved, the relevant parts of the contract are signed by the parties.
Exchange of Contracts
As long as the mortgage offer has been received and cleared funds placed with your buyer’s solicitor, exchange of contracts can take place and, at this stage, a date for completion is agreed.
Completion
The completion and your actual house move takes place on the agreed date and we are more than happy to receive all keys from you and pass them to the buyers once your solicitors have confirmed receipt of all purchase monies and authorised release of the keys.
